UAB "MG Valda" is one of leading real estate management and development companies. "MG Valda" is distinguished from other players of the real estate market by the highest quality of customer service.
The company was established in 1995. At first, its role was to manage real estate of the MG Baltic Group. In 1997 it started implementing real estate projects and in ten years it has finalised over ten large projects. At the time being, "MG Valda" is developing wide-range real estate projects both, in Lithuania and abroad.
"Business Triangle"
In 2005, "MG Valda" successfully continued developing real estate projects. Last year "MG Valda" built the highest building of A-class offices in the Business Triangle – Victoria Building – and finalised the Business Triangle complex of office buildings. The modern complex comprises of four office buildings, retail centre and multi-storey car parking for 1200 cars with a car wash.
The area leased for commerce and office purposes in the Business Triangle amounts to 28,000 m2, and area leased on the adjacent retail centre makes approx. 4,200 m2. All players of the real estate development and administration market have acknowledged the project as one of the most successful projects of that type. Satisfaction of customers of "MG Valda" with rendered services is one of the highest in Vilnius. When completion of the Business Triangle project was going to the end, the entire area of the Victoria Building was leased already before the official opening day. The index of occupancy of the entire leased space in the Business Triangle is among the highest in Vilnius.
Logistics Centre
In 2004, the holding, together with its partner "Ogmios centras", started construction of the logistics centre in V.A. Graičiūnas street, in Vilnius. The first stage of the project was completed successfully in May 2005, and all warehousing premises amounting to 18,850 m2 have been already leased. It is expected to finalise the entire project in summer 2006, when the second stage of construction will be accomplished and additional storage and administrative premises covering 11,500 m2 will be built.
Investment Projects in RigaIn 2005, "MG Valda" over-passed borders of the Lithuanian market and made its first investments into real estate projects abroad. Together with its partner, financial group "Invalda", the Company acquired some real estate in Latvia and has started developing commercial, trade, logistics and residential sites in Riga, the capital city of Latvia, and its suburbs.
In 2005, "MG Valda" acquired a land plot covering approx. 6 ha on the bank of the river Daugava, at the hand’s distance to the Old Town of Riga. It is planned to turn this currently industrial area into a business centre of the capital city of Latvia. "MG Valda" expects the total area of the complex of office, trade and residential buildings to reach 150,000 m2, and the project’s investment value to exceed EUR 150 million.
For the purpose of development of a modern multifunctional site, the Company has acquired a land plot of over 50 ha in a suburb of Riga, nearby Riga’s bypass. It is expected to arrange there commercial, industrial, storage and service centre.
In 2005, the Company made its first steps into the market of residential real estate and started implementation of a project of prestigious apartments covering the area of 9,000 m2 in Čaka street, almost next door to the Old Town of Riga. Value of the project will exceed EUR 15 million, and it is expected to finalise it before 2007.
Total amount to be invested by the Company into projects in Riga exceeds EUR 300 million. "MG Valda", together with its partner "Invalda", aims at becoming one of the leading companies of Latvian real estate development market.
